We have tried to modernise without spoiling the original features of the house. Original ornate cornicework and traditional light fittings, fireplaces etc. can be found, particularly in our diningroom and spacious guests’ lounge with bay windows.

OUR LOCALITY - Joppa is a quiet mature residential area built mostly in the Victorian Era (mid to late 1800s). There are many fine buildings and there is a "village style" atmosphere with good local facilities including shops, local cafes, bars and restaurants - and of course it is known as Edinburgh’s Seaside with a fine sandy beach and long level promenade just a few yards from our door. The City Centre with Edinburgh Castle and historic skyline is just a short busride away.

Reservations:
You can secure by providing your credit card details. We simply retain the details to guarantee the booking and draw from the credit card ONLY in the event of cancellation or failure to fulfil the booking
Cancellations:
In the event of cancellation more than SEVEN DAYS prior to arrival we retain only FIVE POUNDS if we can re-let in full, otherwise we retain the cost of the first night’s stay. In the event of cancellation within SEVEN DAYS prior to arrival the full amount of the booking falls to be drawn unless we can re-book. We strongly recommend clients to arrange travel insurance to cover cancellation costs. If a client simply fails to appear without the courtesy of contacting us then the whole amount of the booking is payable and will be drawn from the credit card.
